The project has been awarded to Mahe Design and Build whose winning bid of SCR 207m excluding VAT placed them as the building contractor for the project.

Located on a 15,130-square-meter plot, this seven-story building is designed to reflect Seychelles’ unique vibrancy through architectural features like wrap-around balconies, expansive terraces, and intricate decorative elements on doors, windows, and facade openings. The structure features dual facades connecting to Independence Avenue and the stadium parking area, creating a welcoming, accessible approach for visitors and locals alike.

The Pirates Arms complex offers a blend of leisure, business, and retail spaces across its floors, with approximately 2,000 square meters on each level. The development will include two signature restaurants, three additional food outlets, a food court, diverse retail spaces, conference facilities, a gym, beauty salon, barbershop, and a 47-room business hotel. The ground floor will retain the iconic Pirates Restaurant, maintaining its original location and design as a tribute to its historic roots. Enhanced with a walk-through corridor connecting Independence Avenue to stadium parking, the complex ensures a pedestrian-friendly experience, with accessible facilities for people with disabilities.

To ensure convenience and safety, the building will feature three passenger elevators, one service elevator, a trash chute, and two fire-proof stairwells at either end. Monumental staircases will link the ground to the third floor, with extensive male, female, and accessible restrooms on each level.

The Pirates Arms will use durable materials reflecting the natural beauty of Seychelles. The granite rock cladding incorporates shades like Mahe Grey and Praslin Pink, while a pastel tropical palette inspired by Caribbean aesthetics will bring in colors that evoke Seychelles’ landscapes and seascapes: lush greens, aqua blues, sandy yellows, orange sunsets, and the expansive sky.

“Tenants will have the creative freedom to design their interiors to suit their unique business concepts,” said the Head of project, Mr. Vincent Adam “Each space will be fitted with provisions for water and electricity to support a wide range of businesses.” Designed for functionality, the complex includes business loading zones, customer drop-off areas, and an entryway from the central bank side, enhancing accessibility and convenience for all visitors.

This historic brick-laying ceremony brings us one step closer to a new chapter for Pirates Arms, which promises to bring back a vibrant center for culture, dining, retail, and business. The development proudly honors Seychelles’ heritage while meeting modern needs, contributing to Victoria’s urban landscape with a space that celebrates tradition and progress.
